Most houses here are CBS — concrete block with stucco outside and furring strips and drywall inside — which means there is no stud cavity to fish a cable down. - Inspect and map. What is original, what has been replaced, what each circuit actually feeds, and where the grounding terminates.
- Scope it honestly. Full, partial, or targeted remediation — with what each one buys you.
- Plan the routes. Attic drops where there is attic, surface raceway where there is not, and chases only where they are genuinely the best answer.
- Permit. Filed with the correct building department, and the FPL disconnect coordinated if the service is changing.
- Rewire in stages. Circuit by circuit, with the house kept liveable, then new devices, grounding, bonding and protection throughout.
- Inspect, test and label. Presented for inspection, tested, and a panel directory that means something.
What we find in South Florida houses
Cloth-sheathed and ungrounded wiring. Pre-1960 houses in Miami, Hollywood, the older Gables and Fort Lauderdale neighborhoods commonly still have two-wire circuits with no ground, often with three-prong receptacles fitted at some later point — which looks modern and protects nothing.
Aluminum branch wiring. Houses built or rewired between roughly 1965 and 1973 frequently have it. That is usually a remediation using approved connectors at every termination rather than a full rewire, but it will be found at a home inspection and it comes up on insurance inspections.
Grounding and bonding that goes nowhere. Decades of additions, pool installations, re-piping and panel changes leave grounding electrode conductors that terminate at something no longer there. It is invisible until it matters.
Additions wired from whatever was nearest. Converted carports, enclosed porches, guest suites and outdoor kitchens fed from a bedroom circuit are a South Florida staple.
Pool and spa bonding that is incomplete. Equipotential bonding is a code requirement and a genuine safety one, and grids frequently fail to survive a resurfacing or a pump change.
Corrosion at every exterior point. Meter enclosures, disconnects, exterior devices and anything on a lanai age faster here, and a rewire is the right moment to deal with it.
