What makes Coral Gables homes different
Coral Gables was planned and largely built in the 1920s, and it has been carefully preserved since. That is what makes it beautiful and it is also what makes the electrical work particular.
Start with the houses themselves. A 1925 Mediterranean Revival home in Granada or Country Club Prado has thick masonry walls, barrel-tile roofs, and often a low attic with limited access — which is to say very few easy routes for new wiring. Add the fact that most of these houses have been renovated two or three times over a century, and what you find behind the plaster is rarely one system. It is cloth-sheathed conductors from the original build, a 1960s addition, a 1990s kitchen, and a recent primary suite, all feeding back to a panel that has been added to rather than replaced.
That layering is the actual Coral Gables problem. The house is not unsafe because it is old; it is unreliable because nobody has ever looked at it as a whole. A proper assessment — what is original, what has been replaced, where the grounding actually terminates, what the service can genuinely carry — is usually worth more than any single repair.
The second factor is the city itself. Coral Gables regulates appearance seriously, and the Board of Architects reviews what is visible from the street. That has direct electrical consequences: exterior fixtures, surface conduit, meter relocations, generator siting and pad placement are all design questions here as well as code questions. The workable approach is to route and site things where they will not be seen — which takes more planning and occasionally more conduit, and is much cheaper than installing twice.
Third, the tree canopy. The Gables has mature ficus, oak and banyan over most of its streets, which is lovely and is also why so much of the service here is underground, and why storm damage tends to be about limbs and lateral faults rather than downed overhead lines. It also constrains where a generator and its pad can go, since both the city and the trees have views on that.
