  4. Inspect physically. Enclosure condition, corrosion, moisture ingress, torque verification, grounding and bonding, legibility of labels and schedules.
  5. Report and prioritise. What must be addressed at the next shutdown, what can be planned, and what is simply being tracked.
  6. Correct. Repairs and replacements carried out in an agreed window, and the affected equipment re-scanned afterward.

Salt and humidity are working on your equipment continuously. Coastal and near-coastal sites — which is most of Miami-Dade and Broward — run switchgear, meter banks and exterior disconnects in air that corrodes them from the inside. What does infrared thermal imaging actually find?

Heat where there should not be any — loose or corroded terminations, overloaded conductors, failing breakers, unbalanced phases and deteriorating connections inside gear that looks perfectly normal from outside. It is non-invasive and done with the equipment energised and under load, which is the only condition in which those faults show.

How often should a commercial site be surveyed?

Annually for most buildings. Sites with refrigeration, medical equipment, continuous processes or heavy coastal exposure often justify more frequent scans, and a site that has never had one should start with a baseline. Insurers and recertification engineers increasingly expect the records either way.

Does the building need to shut down for the survey?

No — the opposite. The equipment has to be energised and loaded for a thermal scan to show anything, so the survey happens during normal operation. Only the corrective work needs a window, and that gets scheduled once you have seen what the findings are.
