What makes North Miami homes different
North Miami is a postwar city, and that one fact sets the electrical agenda here more than anything else.
The bulk of the housing went up between the late 1940s and the early 1970s: concrete block, single story, flat or low-pitched roofs, jalousie windows originally, carport or garage, on a modest lot. It is solid construction. What it is not is electrically modern, and three things from that era come up over and over.
The first is service size. A 1958 house was wired for a household with far less in it, and many here are still on their original 100-amp service or a partial upgrade to 150. Since then most have gained central air, a second refrigerator, an electric range or dryer, a pool pump, and in a lot of cases an addition or a converted carport that was fed from whatever circuit was nearest. The panel has run out of room long before the service ran out of capacity, and both eventually catch up.
The second is aluminum branch wiring. Houses built or rewired between roughly 1965 and 1973 frequently have it, and North Miami has a good deal of housing from precisely those years. This is generally not a rewire — remediating the connections with approved connectors addresses the actual failure point — but it will be found at a home inspection when you sell, and dealing with it in advance is far cheaper than negotiating it at closing. It also comes up on insurance inspections.
The third is what a half-century of small alterations does to a house. Additions wired back to the original panel, a converted garage on an extension cord's worth of circuit, outdoor receptacles with no GFCI protection, grounding that terminates somewhere nobody can now find. Individually minor; collectively the reason a house behaves unpredictably.
Keystone Point and Sans Souci are the other North Miami. Canal-front, water access to the bay, and that means docks, boat lifts, davits and dock lighting — all wet-location work, all exposed to brackish water and salt air, and all of it a place where corners get cut by people who do not do it often. Bonding, proper wet-location equipment and GFCI protection are not optional around water, and the failures there are the dangerous kind.
Permits go through the City of North Miami Building Department, the utility is FPL so any service change needs a disconnect coordinated, and the county's High-Velocity Hurricane Zone rules govern how the mast and meter enclosure are attached.
