Our build-out process

  1. Read the drawings and walk the space. What is on the plan against what is actually in the building, which is rarely the same thing.
  2. Verify the service. Available capacity, the existing panel, and whether the demise was ever done properly.
  3. Price it properly. Fixtures, devices, dedicated equipment circuits, data and low-voltage provision where it is in scope, and the long-lead items called out separately.
  4. Programme it. Rough-in against the GC's sequence, inspection dates booked with float, gear ordered early.
  5. Rough-in, inspect, trim out. Inspected at rough before anything is closed up, then fixtures, devices, panels and controls.
  6. Final inspection and handover. Signed off, labelled, scheduled, and your equipment connected and tested.

What tends to go wrong on South Florida fit-outs

The bay does not have the power it was said to have. Especially in older multi-tenant industrial stock, where previous demises took capacity that was never documented. Verify before signing.

Restaurant loads get underestimated. Kitchen equipment, refrigeration, make-up air and hood controls add up fast, and a restaurant fit-out in a space previously used for retail is frequently a service upgrade in disguise.

Long-lead equipment ordered too late. Switchgear, transformers and some panelboards have not returned to pre-2020 lead times. On a tight programme they need ordering at design, not at rough-in.

Hurricane-zone requirements on rooftop and exterior work. Rooftop units, exterior disconnects and any penetration have attachment and product-approval requirements here that catch out contractors from elsewhere.

Inspections booked without float. One failed inspection with no slack in the programme is a week, and a week is usually rent.

Can you work to our lease commencement date?

That is how we programme the job. Inspection slots, long-lead gear and the general contractor's sequence are worked out backward from the date rather than forward from the start. If the date is not realistic for the scope, we would rather tell you at quote stage than discover it at rough-in.

The landlord says the space has enough power. Should we verify?

Yes, before signing. In older multi-tenant buildings, capacity has often been taken by previous demises without documentation, and the panel schedule frequently does not match reality. A load calculation against your actual equipment list is inexpensive and occasionally saves an entire project.

Do you handle restaurant fit-outs?

Yes. Restaurants are the load-heavy end of fit-out work — kitchen equipment, refrigeration, hood and make-up air controls, and dedicated circuits throughout. A space previously used for retail very often needs a service upgrade to become a restaurant, and that is the first thing worth establishing.

Who pulls the permit on a tenant improvement?

We pull the electrical permit and coordinate our inspections with the general contractor's programme. In Miami-Dade that is your city's building department or the county if unincorporated; in Broward it is the city's division under the county Board of Rules and Appeals. We file with the right one first time.
